Yes! While this is an essay contest and overall submission quality counts, we're most interested in what you have to say, and less interested in how you say it.
When is the application deadline?
All applications must be postmarked by 9/15/2007.
I’m confused. How much of a closing cost credit will I get?
The credit is based upon the commission offered by the seller and the sales price of the home. As example, with a $500,000 property offered with a 2.5% commission to the selling agent, the closing cost credit would be the maximum of $10,000.
‘Pro Bono’ Financing…what does that mean for me?
MeadeFirst will provide financing at no cost. Normally, either the financing company charges the consumer directly (points) or the wholesale lender provides compensation. The selected entrant will not be charged points and MeadeFirst will not accept compensation from the wholesale lender. For the selected entrant this equates to financing at below-market rates and an approximate value of $4,000 - $6,000. Selected entrant is still responsible loan fees going to 3rd parties other than MeadeFirst such as appraisal, underwriting, processing.
I want to be a homeowner, but I don't know if I meet the credit requirements or make enough money. How can I tell?
We can provide you with a credit report and affordability analysis without cost or obligation. We only want to put people in homes who are ready, aware of the financial obligations, and understand their own level of personal affordability. Contact us for more details.
Why isn’t the entry packet available for download on the website?
We believe that it’s important for aspiring homeowners to be proactive. In that spirit, we require that all entrants be proactive by asking for an entry packet.
I’m married. Can my spouse and I each enter separately?
Yes. All entries are as individuals. The only requirement is the selected person must be on title of the property purchased. Spouses can also apply jointly.
If I win, how will the homebuying process work?
Upon winning we will contact you. From there, we'll conduct a preliminary meeting to discuss your timeframe and most of of all, your affordability and strategy. From there we'll begin to search for properties matching your needs.
So, all I have to do is submit this paperwork and an essay, and you’ll take care of the rest?
Almost. Once you return the package, we’ll read everything, make our selection, and get back to you. If selected, we’ll be looking for a house for you, so we're sure you’ll want to be part of that!
Do you have a list of clients you’ve worked with in the past?
Our privacy policy prevents us from releasing a client list. However, several clients have given us permission to be used as referrals.
How long have you been in this business?
Between our sponsors we have over 20 years experience in Southern California real estate.
Do I have to pay anything before closing?
As is customary in California real estate transactions, most purchase offers do require a refundable escrow deposit. Additionally, as is customary, buyers who opt for a pre-purchase home inspection pay the inspector directly at the time of inspection.
Do I have to be a legal citizen?
No. The contest is open to all legal residents, both citizens and resident aliens.
